The living room features elegant furnishings by Michael Vee Interiors including a large sofa, large wing armchair and two leather chairs. Bi-folding doors open out to the terrace and garden.

The kitchen is fully equipped with an electric cooker, hob, large retro fridge with ice box, microwave, integrated dishwasher and washing machine.

The dining area seats four comfortably.

Master Bedroom

Bedroom one enjoys views across to the Eildon Hills and features zip and link beds which can be set up as a superking double or twin as preferred, two bedside cabinets and a dressing table.

En-suite bathroom with bath and shower-over, rainforest shower head, heated towel rail, basin and wc.

Bedroom two boasts a kingsize bed and views across to the Eildon Hills.

Hall, Stairs and Cloakroom

The Smiddy is located over 2 floors. Once you enter the property there is a couple of steps down to the main, open plan living area. Plus there is a cloakroom which contains a WC and basin inside the entrance door which supports the living area.

The 2 specious bedrooms are located up a single flight of stairs.

General Facilities

Underfloor heating throughout all living areas and heated towel rails in all bathrooms and en-suites.

Free WiFi plus there is good mobile coverage on most networks.

Fully enclosed private gardens per cottage.

Off-road parking with extra overflow parking also available if required.

The beds are all made up with high quality Egyptian Cotton bed linen. Luxurious bath sheets and hand towels are also provided for guests along with hand soaps, toiletries and a hairdryer.

Suction mounted handles for use in baths and showers are available on request.

A complimentary ‘Treat pack’ along with some tea and coffee facilities are provided on arrival.

Collectively our cottages will sleep up to 22 guests across 11 bedrooms (all with their own bathroom / en-suite).

Essentials Shopping

We are only a few miles from Melrose, Galashiels and Tweedbank which provide the following local services and places to eat:

There are several good locally supplied grocery stores in Melrose, including a lovely Butchers, Greengrocers and Bakers.

Plus, there is also an M&S Food Hall plus large Asda, Aldi & Tesco superstores all located in Galashiels.

Please note Asda & Tesco are both open late / 18 hours per day plus all the main national supermarkets have a store somewhere in the Scottish Borders and offer delivery to the cottages – you just need to give them the cottage address at check-out.

Eating Out

We are lucky to have some excellent eateries in the area. Locally, in nearby Gattonside which is a 10–20 minute walk from here, we have Seasons (01896 823217) and The Hoebridge (01896 823082).

Take Away Options & Deliveries

There are lots of take away / delivery options available in both Melrose and Galashiels. Many businesses are on sites like Just Eat / Deliveroo or they have their own websites for orders.

There are a couple of national chains (i.e. Domino’s, McDonald’s, Subway etc) in Galashiels, which is only a few miles from here.

If placing an order for delivery PLEASE tell them which cottage you are staying in.

Tweedbank Train station is only 20 minutes walk from the cottages (a couple of miles away) if you fancy.
