Bedroom one features zip and link beds which can be set up as a super-king or twin as preferred. Side tables, console, and storage cupboard with hanging space. En-suite with a large walk-in shower, heated towel rail, basin and WC.

Bike/outside store
The Smiddy has a secure outside store for the storage of outdoor kit such as bikes, fishing gear and golf clubs.
Garden and grounds
To the front of the house there is an attractive lawned garden which is fully enclosed for the safety of children and dogs and includes a terraced patio with garden furniture and sun loungers. This area can also be accessed via the bi-folding doors from the living room.
There is private parking for two cars to the side of the cottage.

Wifi is available throughout the property.The area has 3G connectivity and there is good mobile coverage on most networks.

Guest amenities

Eating Out
The village of Gattonside is a ten minute walk away and there are two restaurants there – Seasons and the Hoebridge. Melrose is about a 25 minute walk with various cafes, bars and restaurants.

Two well-behaved dogs are welcome, but they must be kept to the uncarpeted areas of the property, are not permitted in the bedrooms and are not allowed on the furniture. It is essential that owners clean up after their dogs and respect the access requirements of the estate. The area surrounding the barn is farmland and dogs must be kept under control at all times, and particularly when there is livestock in the adjacent fields. Please advise at the time of booking if you will be bringing your dog.

There is an additional cost of £20 per dog.

Guest Privacy
The Smiddy is a semi-detached property and sits within a small, peaceful steading development of three additional properties which have been converted to ensure guest privacy wherever possible. If you have any concerns, please call us to discuss. There are open fields to the front and rear of the development.
No smoking
Smoking is strictly prohibited.

Bioethanol fire with living flame – Guests will receive 4 bottles of fuel for a week-long stay and 3 for anything shorter. Should guests require any further fuel during their stay a nominal charge will apply. Heating throughout the property, with underfloor heating in all the main living areas.
