The two en-suite bedrooms are beautifully appointed with comfortable beds and luxurious linens ensuring a wonderful night’s sleep.

Accommodation

The property sits on one floor, however guests should note that there is a step to access the shower and bath respectively.

Access leads into a small utility room there is a washing machine with dryer.

Open plan sitting room/dining kitchen. The sitting room features elegant furnishings with two large 2-seater sofas and a round chair providing ample seating space, including a writing desk with chair for work or computer use. Technology includes a wall mounted 55inch flatscreen smart TV with Freeview and an amazon smart speaker. Books and board games are also provided.

Kitchen – fully equipped with electric oven, ceramic hob, large integrated fridge/freezer, integrated dishwasher and microwave. Dining space with seating for four.

Bedroom features zip and link beds which can be set up as a superking or twin as preferred. 2 bed-side tables, a large storage cupboard with hanging space and a large dresser unit.

En-suite with large bath, separate walk-in shower unit (with rain shower), heated towel rail, basin and WC.

The property is heated via a air source heat pump, with underfloor heating throughout the property.

Garden and grounds

To the front of the house there is an attractive lawned garden which is fully enclosed and includes a terraced patio with garden furniture and sun loungers. This area can also be accessed via the sliding patio doors from the living room.

Parking

There is private parking for a car to the side of the cottage.

Wifi is available throughout the property.The area has 3G connectivity and there is good mobile coverage on most networks.
Guest amenities

The beds are made up with high quality 400 thread Egyptian Cotton bed linen, and a hairdryer is supplied. Luxurious bath sheets and hand towels are provided for guests along with Scottish Fine Soaps hand soaps and hair & body wash.

Welcome Pack

A small welcome pack, comprising of a selection of sweet treats and snacks is provided. Sachets of tea, coffee and milk are also provided.

Catering

The Sheepfold can be taken on a purely self-catered basis, or a cook is available throughout guests’ stay, for breakfasts or dinners only or to provide one-off celebratory meals for a special occasion.

Eating Out

The village of Gattonside is a ten minute walk away and there are two restaurants there – Seasons and the Hoebridge. Melrose is about a 25 minute walk with various cafes, bars and restaurants.

Dogs

No pets are permitted. If you wish to bring pets please see one of our other cottages for availability.

Horses welcome

There is stabling available to guests wishing to bring their own horses for an additional fee. All horses must be vaccinated to current FEI rules.

Guest Privacy

The Sheepfold is a detached property and sits within a small, peaceful plot of land; providing guest privacy. There are open fields to the front and rear of the development.
